    Most cars these days have small electric DC motors that operate the latches. The carbon brushes wear and the motors stop working.     Insulation is by far the most important thing. Its 11C outside today and the CH came on from 0630 to 0730 heating to 18C . Its now 1530 and the living room is still 17C - having not had the haeting on all day. The 50mm external insulation has made such a difference. Just wish the stone floors...

    Unfortunately the septic tank was beyond repair - one side wall had given way. Also these days a prospective buyer wont be able to obtain a mortgage on a house with non-mains sewage unless it has been certificated - which no old septic tank will have been .

    I made a steamer from an old brood box. I load a box of frames in after removing the lock bar and steam the lot. Clean-ish wax drains out the bottom and gets filtered later.
