Strawberry Tree problems

A relative has a Strawberry Tree which has developed problems with its leaves. I have had a search online, and think it may be Arbutus leaf spot, but am not sure. Any suggestions please?

E&M bees -I have Arbutus Andrachnoides which is prone to this problem. If you look at the website. Architecturalplants.com. The problem is explained . J
